Bac Giang Finds Investors for the $6.4 Billion Golf New Urban Area Project in Bac Giang, Previously Eyed by Vinhomes

A new urban area project for a golf course named Nham Bien has been planned for construction in Xa Dong Son (Bac Giang City) and Xa Tien Phong (Yen Dung District). The project will involve a comprehensive investment in technical infrastructure on a land area of approximately 134/602 hectares, with a total investment of over 6,380 billion VND. Out of this, around 566 billion VND will be allocated for compensation and resettlement support.

The invitation for bidding documents will be issued from March 1st to the afternoon of May 2nd.

For residential buildings, the project will include the construction of 979 units on adjacent plots with an estimated area of about 88,810 square meters and a building height of 5 floors. Additionally, social housing will be built on a land area of 42,600 square meters, with a high scale of 6 floors (residential apartments), and a total construction area of approximately 16,424 square meters, accommodating around 2,702 people.

Regarding the tourism and sports area – golf course, the project will invest in building golf holes, golf roads, golf training grounds, and more on the golf hole plots and golf road plots with an area of nearly 803,800 square meters. There will also be other educational and commercial service facilities.

The urban area boundary is located in the north, adjacent to agricultural land in Xa Dong Son, Bac Giang City. In the west, it is adjacent to National Highway QL17, passing through Yen Dung District. In the east and south, it borders the Nham Bien mountains and Xa Tan Lieu, Yen Dung District.

Prior to this, the Nham Bien golf new urban area project was approved for investment by the Bac Giang Provincial People’s Committee on June 28, 2023. The criteria for participation require investors to have a minimum of 957 billion VND in equity capital, with a maximum of 5,423 billion VND in commercial loans.

The project will have a duration of 50 years, and the progress of implementation, completion of procedures related to land, construction, and completion of construction works will be 72 months from the date of approval of the investor.

It is known that in 2023, Thai Son Construction Investment Joint Stock Company, a subsidiary of Vinhomes, had registered to undertake this project and had received preliminary approval for its implementation. This company was established in 2007, with its headquarters located in the Vinhomes Riverside ecological urban area, Viet Hung Ward, Long Bien District, Hanoi.

Also in 2023, Thai Son Construction Investment Joint Stock Company was the only investor to register for the My Lam – Tuyen Quang tourist resort urban area project. This is one of the largest projects in Tuyen Quang Province, with a total investment of 18,345 billion VND, including 17,113 billion VND for implementation costs and 1,232 billion VND for compensation and resettlement support.

The project covers an area of over 540 hectares, including My Lam Ward, Tuyen Quang City and Xa My Bang, Yen Son District, Tuyen Quang Province. Out of this, the natural landscape area is approximately 202.42 hectares, and the natural water surface area is about 34.28 hectares.

The residential land area of the My Lam urban area is 211 hectares, accounting for 39.06% of the project area. The urban greenery covers over 15.23 hectares, and the public and commercial service project land area is around 4.24 hectares. The construction density is 40%, with a maximum height of 5 floors.

The purpose of the investment is to build an ecological urban area combined with a model resort and diverse modern services, utilizing natural green landscape elements. This aims to make a breakthrough in socioeconomic development and drive the development of Tuyen Quang City and the surrounding area.
