The rapid development at the western gateway of Hanoi has made this area a new focal point in recent years. With major investment projects such as the Hoa Lac Hi-Tech Park, the Vietnam Military History Museum, Samsung’s R&D center, and Viettel’s headquarters, this area has become even more attractive for investment.

Recently, the Lumi Hanoi project, with over 9 high-end apartment buildings and an investment capital of 18,000 billion VND from CapitaLand, has boosted the real estate market in this area. The presence of Vinhomes, Masterise, and MIK in the Vinhomes Smart City urban area has also brought a surge of activity.

The bustling real estate market has also led to an increase in interest for old villas in the area. The Nam An Khanh villa area, Duong Noi villa area, Thien Duong Bao Son villa area, and Bac An Khanh villa area have all experienced a resurgence in demand in the early months of 2024. These villas are priced between 90-130 million VND per square meter.

According to Mr. Quan, a long-time real estate broker in Hanoi, the Hoai Duc area has regained its appeal, and many customers are interested in purchasing “abandoned” villas in the Thien Duong Bao Son urban area. A few years ago, these villas were sold for only 9 billion VND for a 200 square meter villa, but now prices have reached up to 20 billion VND depending on the villa.

In addition, there are other attractive properties in the area such as a semi-detached villa with an area of 430 square meters, two open sides with a beautiful lake view. This villa is priced at over 50 billion VND, equivalent to nearly 120 million VND per square meter.

Another detached villa in the Nam An Khanh urban area is located opposite the 9 BIDV apartment buildings according to the plan, behind the lake. With a total area of 620 square meters, construction of 212 square meters, and three floors, this villa is currently being sold for nearly 50 billion VND, equivalent to about 80 million VND per square meter.

The demand for land is not limited to villas. Land within the Hoai Duc district is also witnessing a surge in interest due to the upcoming district upgrade. The areas around the Belt Road 4 project have seen an increase in land prices, with prices for service and residential land in An Khanh and An Thuong ranging from 25-170 million VND and 30-115 million VND per square meter respectively. Other places like Cat Que range from 20-37 million VND per square meter, Yen So from 25-50 million VND per square meter, and Dong La from 28-61 million VND per square meter.

The price of land in Kim Chung currently ranges from 42-80 million VND per square meter, Di Trach from 37-78 million VND per square meter. In contrast, land prices in Duc Thuong commune are around 22-70 million VND per square meter, Duong Lieu from 23-53 million VND per square meter, and Song Phuong from 25.5-65 million VND per square meter. Land prices in Lai Yen range from 50-60 million VND per square meter and in Van Canh from 46-93 million VND per square meter.

Hoai Duc is also making significant progress in terms of infrastructure development as part of its district upgrade. Priority is being given to important transportation projects such as Region 1 Link Road, Region 8 Link Road, Lai Yen – Van Canh Road, DH 02 Road, and Region 6 Link Road, which are expected to be completed by 2023-2024.

Notably, the completion of the section of the Belt Road 4 project that passes through Hoai Duc district is currently being prioritized. This section spans approximately 17.1 kilometers and passes through 12 communes including Duc Thuong, Minh Khai, Duong Lieu, Cat Que, Yen So, Duc So, Tien Yen, Song Phuong, An Thuong, An Khanh, La Phu, and Dong La.

In preparation for the district upgrade, Hoai Duc has been enhancing its infrastructure. Alongside this, the success in attracting investment from various real estate corporations and buyers has revitalized the local real estate market in this new development cycle.
