Exciting Developments at the Cua Bien Tourism Project, Nhon Hoi Economic Zone
The Cua Bien Tourism Project, located within the Nhon Hoi Economic Zone in Quy Nhon City, Binh Dinh Province, has recently seen some significant new developments. The project has been leased to Quoc Thang Tourism Services Company, which will utilize 109,932.4 square meters of land for the implementation of the tourism complex.
The leased land is divided into two categories: 48,280.33 square meters for construction purposes and 61,652.07 square meters for green areas, open spaces, corridors, and internal roads. The Binh Dinh Economic Zone Management Board has appointed the Department of Natural Resources and Environment to determine the specific land valuation for the leased area.
Based on the company’s request for rent exemption or reduction, the Department of Natural Resources and Environment will review and make a decision on the rental fees in accordance with regulations. The department will then inform Quoc Thang Tourism Services Company about the required rental payment.
The Department of Natural Resources and Environment will initiate the process of signing the land lease contract with Quoc Thang Tourism Services Company. Simultaneously, they will forward the land information to the tax authorities to determine the fees and taxes as prescribed by law.
Prior to this, the Binh Dinh Provincial People’s Committee approved the detailed adjustment plan for the 1/500-scale construction of the Cua Bien Tourism Project within the Nhon Hoi Economic Zone.
According to the approved plan, the total project area for the Cua Bien Tourism Project and the Nhon Hoi Economic Zone was initially 74.67 hectares, divided into three zones: Zone A (17.6 hectares), Zone B (48.97 hectares), and Zone C (8.1 hectares). However, the revised plan reduced the total area to 51.29 hectares (512,898.36 square meters).
Specifically, the Cua Bien Tourism Project will exclude Zone A, Zone C, and a portion of Zone B (approximately 7.07 hectares) from the project’s boundaries. These areas will be designated for residential development according to the 1/2000-scale construction plan for the Nhon Hoi Urban Industrial Zone. The remaining part of Zone B, approximately 41.9 hectares, will be supplemented with an additional 10.5 hectares of land. Notably, the area designated for a road alignment in the northern and northeastern parts of the Cua Bien Tourism Project (approximately 1.11 hectares) will be shared with the adjacent urban area and not counted within the project’s boundaries and land use requirements.
The Binh Dinh Provincial People’s Committee stated that the revised plan includes adjustments to the project’s boundaries and the addition of infrastructure items to optimize land use and align with the 1/2000-scale construction plan for the Nhon Hoi Urban Industrial Zone (Zone 4) and the Nhon Hoi Economic Zone (as approved in Decision No. 3562, dated August 28, 2020).
Moreover, the Cua Bien Tourism Project will have its technical infrastructure revised to align with the new land use plan and the general technical infrastructure of the Nhon Hoi Economic Zone.
The 1/500-scale detailed adjustment plan for the Cua Bien Tourism Project aims to create a tourism and entertainment complex, providing opportunities for sightseeing, recreational activities, and tourism alongside the coastal area. This project aims to capitalize on the natural landscape, contributing to the development of the tourism service infrastructure within the Nhon Hoi Economic Zone.
The architectural landscape of the Cua Bien Tourism Project, after the adjustment, will be organized into functional zones. Zone 1 (located in the western part of the project) will include existing facilities (game zones, bungalow areas, entertainment services, central office facilities, etc.) as well as new planned areas such as a toboggan hill and parking lots. One of the highlights of Zone 1 is the toboggan hill, which serves as an entertainment attraction for visitors.
Zone 2 (situated at the center of the project) is envisioned to feature hillside coffee shops, service areas, and an observation tower to take advantage of the project’s views towards the Thị Nại Estuary and the functional areas of the Nhon Hoi Economic Zone.
Zone 3 (located in the southern and southeastern parts) will consist of tourist villas nestled against the mountains as well as camping service areas to cater to overnight visitors. This zone will also benefit from views of the Thị Nại Estuary.
Zone 4 (northeastern part) serves as the project’s facade and is planned to host a three-story commercial center and a petrol station to exploit the advantages of its prime location.
Furthermore, the Cua Bien Tourism Project will also include the planning of a transportation connection area (in the northern part). Here, the investor will develop a road network and green spaces that connect with the shared road system of the adjacent urban area.
