Expanding Tôn Đức Thắng Road in Nhơn Trạch, Đồng Nai: A Gateway to the Largest Airport in the Country

The province of Đồng Nai has recently embarked on a series of important infrastructure projects, including the expansion of two major roads, Tuyến Đường 25B and Tuyến Đường 25C. These roads serve as vital transportation arteries in Nhơn Trạch, passing through numerous residential and industrial areas, and providing direct access to the future Long Thành International Airport. They also connect Nhơn Trạch’s city center to Ho Chi Minh City, National Highway 51, and the Biên Hòa – Vũng Tàu expressway as well as the Belt Road 3. Investing in and expanding these roads will have a positive impact on the regional transportation network, ultimately influencing the real estate market in Nhơn Trạch.

Specifically, the Tôn Đức Thắng road construction project includes a section from the center of Nhơn Trạch to Quách Thị Trang road, spanning approximately 3.8km. The project will involve widening the road from the starting point to the Belt Road 3 with an investment scale of 80m, which is ten times larger than the current road’s width. The remaining 800m section will have a width of 51m. The total investment for this project is estimated at 639 billion VND, with an expected completion time of around 2 years, equivalent to 730 days.

This road is a crucial route leading to the Cát Lái ferry terminal, connecting Ho Chi Minh City with Nhơn Trạch district, as well as intersecting with the Belt Road 3 – one of the key projects in the entire Southeast region of Vietnam. Moreover, this road serves as the main gateway to various factories and industrial zones in the area.

After expanding from 7m to 53-80m, the widened section of Tôn Đức Thắng road will have a width of 24m, with 15-20m-wide sidewalks. The project also includes investments in drainage systems, road signs, and traffic lights. Construction work for the expansion began in late 2023, with clearing and leveling the land. After the Lunar New Year, construction units resumed their activities.

In contrast to the narrowness of this section, the Tôn Đức Thắng road from the Nhơn Trạch district administrative center to National Highway 51 has already been widened, with a road surface width of approximately 50-60m. A few kilometers from the district administrative center lies the Nhơn Trạch industrial complex.

Once the Tôn Đức Thắng road expansion, Belt Road 3, and the Nhơn Trạch Bridge are completed, travel time from here to Ho Chi Minh City’s city center is expected to be around 30 minutes.

Nhơn Trạch, Đồng Nai, currently hosts nine active industrial zones and is one of the most industrially concentrated districts in Vietnam. With completion targeted for 2026, the Tuyến Đường 25B and Tuyến Đường 25C will be synchronized with a series of major infrastructure projects, including the Long Thành International Airport, Belt Road 3, and the Biên Hòa – Vũng Tàu expressway. These infrastructure developments not only address the transportation connectivity between different areas but also serve as a crucial driving force for Nhơn Trạch’s real estate market, which has been stagnant for decades.

Aside from the investments in road expansions, the Phước An Bridge, which connects Nhơn Trạch with Phú Mỹ in Bà Rịa-Vũng Tàu, is nearing completion and is also contributing to the local real estate market. Furthermore, according to the draft plan for Đồng Nai province, the entire Nhơn Trạch district is set to be transformed into a city by 2030, which is an area of great interest for investors at this stage.

The driving force behind this real estate market is largely attributed to infrastructure investment and public projects.

There are three main factors that will drive the growth of the Nhơn Trạch real estate market in the near future. Firstly, the imminent Long Thành International Airport will boost demand. Secondly, the area’s potential to attract foreign direct investment and immigration will contribute to market growth. Thirdly, the high-quality industrial development in the area will further enhance demand. Additionally, Nhơn Trạch currently has over 120,000 highly skilled laborers in its nine industrial zones, as well as a workforce of more than 200,000 to serve the operation of Long Thành International Airport and logistics experts located near the airport, Phú Mỹ Port, and Phước An Port. These factors, combined with the influx of residents from neighboring areas such as Long Thành and Thủ Đức in Ho Chi Minh City, create immense potential for apartment rental opportunities.
