Malaysia Launches Affordable High-Quality Social Housing Program
Malaysia is introducing a new social housing program called Program Residensi Rakyat (PRR), aimed at providing high-quality affordable homes to low-income groups. The Minister of Housing and Local Government, Nga Kor Ming, shared the details of this initiative with the media on March 8th.
A Sustainable and Livable Solution
Nga Kor Ming emphasized that the PRR program is designed to be well-integrated, sustainable, and livable. These homes will feature green spaces, community centers, and other amenities that ensure a high quality of life for the residents.
Affordable Housing for Low-Income Groups
Each PRR unit will be built at a cost of 300,000 RM ($63,000), but will be available for purchase at the subsidized price of 60,000 RM ($12,600). This significant price reduction aims to make these quality homes accessible to low-income individuals and families.
To prevent any misuse or exploitation of the social housing program, there will be a 10-year ban on selling PRR units. This measure ensures that the homes are exclusively available to those in need and minimizes the possibility of profiteering.
Spacious and Sustainable Living
PRR units will have a minimum floor area of 70 square meters and will consist of three bedrooms and two bathrooms. Moreover, the program focuses on connectivity through the development of public transportation, which helps reduce the number of vehicles and parking spots. Additionally, the buildings will feature eco-friendly designs that reduce energy consumption by 30% compared to standard buildings.
Funding Challenges
Nga Kor Ming expressed the hope that the budget for PRR will be increased. While the Housing and Development Board (HDB) in Singapore has an annual budget of $30 billion, Malaysia’s PRR program receives only 550 million RM ($116 million), which is significantly lower.
