TNG Land Launches Social Housing Project in Pho Yen, Thai Nguyen Province
TNG Land, a leading real estate company, has recently unveiled the NƠXH Peace Village project in Pho Yen city. This initiative aims to provide affordable housing for 800 low-income workers in the region. With its state-of-the-art infrastructure and amenities, the project offers a total of 395 houses, effectively addressing the housing needs of the majority of the labor force in the area.
One of the highlights of the NƠXH Peace Village project is an 18-story high-rise building, making it the tallest building in Pho Yen at the moment. This impressive structure consists of 361 modern apartments ranging from 26.7m2 to 70m2, with 1-3 bedrooms. The apartments are thoughtfully designed to maximize natural light and optimize functionality.
Developed with a focus on creating a peaceful, prosperous, and sustainable living environment, the NƠXH Peace Village project is part of the larger Peace Village urban area. It incorporates modern design, comprehensive planning, aesthetic appeal, and a synchronized system of convenient services at the southern gateway of Thai Nguyen city.
Situated in an ideal location with outstanding amenities, NƠXH Peace Village is a hub for superior residential living. It boasts excellent connectivity, with easy access to administrative, educational, healthcare, and recreational facilities within a 3-10 minute commute from the project. The smartly designed apartments feature corner units comprising 32% of the total, ensuring ample natural light. With a low apartment density of 60 units per elevator, residents can conveniently navigate within the building.
Scheduled to commence construction on April 3, 2024, the project is expected to be completed and ready for occupancy in the fourth quarter of 2025. It will significantly contribute to fulfilling the housing needs of nearly 800 workers in the region.
Eligibility for Social Housing
The NƠXH Peace Village project offers social housing options to various eligible groups, including individuals who have made significant contributions to the revolution as prescribed by the law. It also extends to low-income families in rural areas frequently affected by natural disasters and climate change, as well as impoverished households in urban areas. Additionally, workers in industrial parks, civil servants, military personnel, and law enforcement officers are among the beneficiaries.
The project also encompasses individuals or families who have vacated public housing under the provisions of Article 81, Clause 5 of the 2014 Housing Law. Students and teachers living in public housing during their educational pursuits, as well as households or individuals subject to land expropriation without adequate compensation in industrial zones, are also eligible to benefit from the social housing policies.
Favorable Policies and Financing
The purchase of social housing units and loan conditions are governed by the regulations of the government. Key benefits include a government-approved loan interest rate of 4.8% per annum, a maximum loan amount of 80% of the property value for lease-purchase agreements, and a maximum loan term of 25 years from the disbursement of the first loan installment.
The completion of the NƠXH Peace Village project not only provides an ideal living environment but also contributes effectively to the implementation of the Prime Minister’s Decision 338/QD-TTg on the construction of at least one million social housing units for low-income individuals and industrial park workers from 2021 to 2030. It also enhances the effectiveness of the government’s 120 trillion VND credit program for social housing and workers’ housing.
