The district of Dong Anh in Hanoi is getting ready for an auction of 72 parcels of land, with the highest starting price set at VND 24 million per square meter. This auction presents an excellent opportunity for those interested in investing in real estate in this rapidly developing area.
Land Plots in LK3 and LK4
Among the parcels of land up for auction, 32 of them are located in LK3, with sizes ranging from 87.5 square meters to 167 square meters. The starting prices for these plots range from VND 23.5 million to VND 24.5 million per square meter. The largest plot, measuring 167 square meters, has a starting price of VND 24 million per square meter, equivalent to VND 4 billion. The auction for these plots is scheduled to take place on the morning of March 24th.
The remaining 40 plots are located in LK4, with sizes ranging from 87.5 square meters to 144.5 square meters. The starting prices for these plots also range from VND 23.5 million to VND 24.5 million per square meter. The largest plot, measuring 144.5 square meters, has a starting price of VND 24 million per square meter, equivalent to over VND 3.4 billion. The auction for these plots is set to take place on the morning of March 31st.
Successful Auction of Land in LK6
Prior to this upcoming auction, Dong Anh district has already successfully auctioned the use rights of land plots in LK6 through the cooperation with Auction Company No. 5 – a national company.
The purpose of using these plots of land is for long-term residential construction, with a building density ranging from 76% to 100% and a maximum of five floors. The auctioned land spans a total area of 2,872.2 square meters, divided into 33 plots ranging from 80 to 120.4 square meters. The starting prices for these plots range from VND 23.5 million to VND 29 million per square meter, depending on the location.
All of the plots of land from LK6 have been successfully auctioned, with the highest winning bid reaching VND 61 million per square meter, and the lowest bid at VND 35 million per square meter. The total revenue generated for the budget surpassed VND 143 billion, exceeding the initial expected price by nearly VND 69 billion.
Focus on Land Auctions in Hanoi’s Suburban Districts
In recent times, the suburban districts of Hanoi have been consistently planning land auctions. For instance, the Land Development Center in Me Linh district has announced its collaboration with a specific organization to conduct the auctioning and acceptance of auction documents for 19 parcels of land in Chu Tran hamlet, Tien Thinh commune, Me Linh district, Hanoi.
These auctioned plots of land range in size from 90.7 square meters to 101.1 square meters, with starting prices ranging from VND 23.2 million to VND 30 million per square meter. The auction is scheduled to take place on March 16th. The location of the auctioned land is approximately 1km away from the intersection of Ring Road 4 and Me Linh Road, making it highly convenient for economic development and business services.
According to statistics as of December 31st, 2023, the entire Me Linh district conducted 16 land auctions across 8 projects, contributing nearly VND 760 billion to the budget. This exceeds the 30% target and places the district third in terms of auction revenue among all of Hanoi.
Some notable auctions include the auction of 70 land plots in Chu Tran hamlet, Tien Thinh commune, attracting around 300 attendees on the afternoon of December 30th, 2023. The results showed that 46 plots were successfully auctioned, generating over VND 150 billion, surpassing the starting price by VND 25 billion.
Similarly, the auction of 35 land plots on October 26th, 2023 in Tam Dong commune brought in a revenue of VND 106 billion for the budget. Additionally, the auction of 43 land plots on September 11th, 2023 in Xa Mac hamlet, Lien Mac commune yielded over VND 100 billion.
Most recently, on January 30th, the successful auction of 47 land plots in Chu Tran hamlet, Tien Thinh commune, brought in more than VND 136 billion for the budget, exceeding the starting price by over VND 23 billion.
Future Plans for Me Linh District
In 2025, the People’s Committee of Me Linh district plans to implement 14 projects, auctioning approximately 11 hectares of land, equivalent to around 1,000 plots. According to the People’s Committee, these auctioned land plots are all located in the central areas of communes, townships, near transportation routes, and urban areas, making them highly suitable for economic development and business services.
Currently, the planned auctioned land plots have been detailed in the 1:500 detailed planning. The relevant authorities are currently finalizing the auction documents and developing the necessary technical infrastructure.
