In recent times, there has been a buzz in both the real estate market and online platforms about the sale of apartments in the Tân Đông Hiệp Social Housing Project (commercially known as New Lavida). The project is led by Toàn Thịnh Phát Real Estate Trading and Development Co., Ltd. and developed by the Lê Phong Group.

Project Details and Controversy

According to the project’s introduction, it spans over 10,000 square meters of land. The residential area covers 4,760 square meters, with a building density of 46%. The remaining area is dedicated to building a school, green parks, transportation, and public facilities. The project consists of 80% social housing units and 20% commercial housing units.

The project, which is already in the final stages of construction, is expected to be handed over to customers in the fourth quarter of 2024. Surprisingly, the selling price for both social and commercial housing units is set at 30 million Vietnamese dong per square meter.

Equal Pricing for Social and Commercial Housing

When questioned about why the prices for social and commercial housing units are the same, the sales staff explained that although there are preferential interest rates provided by the government for social housing purchases, the conditions for purchasing are more stringent. Additionally, the quality of construction and high-end amenities are equal for both types of housing units.

Lê Quang Vinh, the Head of the Housing Management and Real Estate Market Division at the Department of Construction in Binh Duong province, stated that the Tân Đông Hiệp Social Housing Project has not received any official notification regarding the selling price from authorized agencies. In social housing projects, the sales contracts are based on mutual agreements between the parties involved. If any disputes arise, individuals are advised to contact the relevant authorities for resolution.

According to the latest information provided by the Binh Duong People’s Committee, the Tân Đông Hiệp Social Housing Project is included in the list of socially subsidized housing projects in the province. The project consists of 882 units with a total investment of 768 billion Vietnamese dong and a funding requirement of 537 billion Vietnamese dong. The project is accompanied by the Social Policy Bank of Binh Duong province, aiming to support homebuyers with access to low-interest funding.
